This is what a Buyers market looks like and what it means:

While not every market in the US is in a buyers market, the Greater Verde Valley is.  A strong buyer’s market occurs when there are significantly more homes available than buyers actively purchasing.  Sellers are in luck because they experenced year after year of unpresidented appreciation and have a lot of equity to negotiate with.  

  • Buyers have leverage: They can negotiate lower prices, ask for seller concessions, and be selective about condition and features. 
  • Longer days on market: Homes tend to sit unsold longer, putting pressure on sellers to adjust pricing or upgrade their property. 
  • Pricing pressure: Price needs to be part of the marketing.  Sellers just came off of 8 years of successive years of 18% and 19% appreciation.  Now it’s time  for sellers to  attract interest with an ATTRACTIVE  PRICE, especially if competing homes offer better value or move-in readiness. 
  • Greater choice for buyers: Inventory levels are high, giving buyers the ability to compare multiple properties within their budget and desired area. 

Top Buyer Demands During a Strong Buyer’s Market

When inventory is high and buyers have options, their expectations rise. The most in-demand features include:

  1. Move-in Ready Homes are a must.  Or Price to attract a DYI buyer.  
    • Updated kitchens, bathrooms, and flooring. 
    • Modern finishes and fresh paint. 
    • Homes that require little to no immediate repair or renovation. 
  2. Upgraded Features are what buyers are looking for (vs. just updated) 
    • Just updated may not do the trick!  
    • Energy-efficient systems (solar, upgraded HVAC, dual-pane windows). 
    • Smart home technology. 
    • Premium finishes (granite/quartz counters, high-end appliances). 
  3. Location & Lifestyle Amenities give you an edge sure, but price and condition matter more than ever.  
    • Walkability to trails, wineries, or cultural hubs. 
    • Scenic views (mountain, creek, or historic sites). 
    • Proximity to schools, medical facilities, and shopping. 
  4. Acreage and Usability – room to build wins over steep slopes 
    • Space for horses, farm animals, or hobby farming. 
    • Room for gardens or outdoor living spaces. 
  5. Value for Money 
    • Buyers scrutinize price vs. condition closely and are patient. 
    • They’re willing to wait or negotiate for the “right deal.”
